Epique Realty Benefits: Which Five Actually Change Your Math
Benefits

A hundred benefits. About five change your math.

This page is a ranking, not a list. Epique publishes more than 100 agent benefits and roughly five of them reduce what you actually spend each year. The rest are useful, market-dependent, dated for a future year, or genuinely just nice. Sorting them is the only thing a page like this can usefully do for you.

Why a ranking

What benefits does Epique Realty include?

More than 100 published benefits, of which about five reduce recurring costs for most agents: transaction coordination on every deal, E&O insurance, a Lofty CRM with an IDX site and a personalized domain, buyer and seller leads with no referral fee, and healthcare covering primary care and prescriptions at no cost.

The long tail is real and some of it is genuinely good. But a list of a hundred items has an effect that a list of five does not: it is impossible to evaluate. A reader who cannot tell which entries matter tends to fall back on the total, and a hundred sounds like a lot.

That is what a long list does whether or not anybody designed it that way. Free car washes are pleasant and they will not change your year. Putting them on the same list as free transaction coordination, in the same typeface, with no indication that one is worth thousands and the other is worth a Saturday morning, makes the important five harder to find rather than easier.

So the rest of this page sorts them. Five tiers, honestly labelled, with the ones that will not move your decision clearly marked as such.

Tier one

The five that change what you spend

These are the ones worth building a comparison on, because each replaces a line item most agents currently pay a vendor for.

Typical annual cost of buying these yourself. Replace with your own figures.
BenefitWhat it replacesTypical spend
Transaction coordinationA TC at roughly $400 a file, on every deal$400 per deal
Lofty CRM, IDX site, .com domainThe largest recurring software line most agents carry$150 per month
E&O insurancePer-file or monthly errors and omissions premiums$35 per month
Primary care and prescriptionsRoutine healthcare spend only, see the limits below$100 per month
Leads with no referral feeReferral programs that claw back a percentage at closingVaries

The figures above are the calculator's defaults, not claims about what anyone charges. Your numbers are the only ones that matter, and the lead line in particular is impossible to generalise: a lead source is worth what it converts for you, which nobody can tell you in advance.

Two more belong here for the agents they apply to, and nothing at all for everyone else. Forever Mentorship carries no mentorship split and no fee, which is real money for a newer agent at a brokerage that would otherwise take a share of their first several deals. The maternity and paternity fee waiver waives cap, transaction and monthly fees for a defined leave period, covering birth, adoption and foster placement, for both parents. If you are planning a family in the next few years that is one of the largest single items on this entire page. If you are not, it is worth zero.

The only test that matters

Total what you spent last year on transaction coordination, E&O, CRM and website software, and routine healthcare. That number is the benefit. Everything else on this page is commentary.

The one that gets misread

Is the healthcare benefit real insurance?

Partly, and the part that is not is the most important thing on this page. Primary care at no cost, prescriptions on more than 1,000 medications at no cost, telehealth, urgent care and mental health access are all real. Dental and vision run about $25 a month.

Read this before you change anything

This is not major medical insurance. It does not cover hospitalization, surgery, or specialist care.

Do not cancel your existing major medical coverage because of it. An agent who reads the phrase "free healthcare," drops their hospitalization cover, and then has an accident has made a financial mistake they may never recover from. That is the single most damaging thing that could happen to anyone reading this site.

Keep your major medical. Treat this benefit as something that reduces your routine spending on top of it, which is what it is and what it is good at.

Now the uncomfortable half, which is about how it gets described rather than what it does.

The phrase "free healthcare" appears in recruiting material. It is the phrase that invites exactly the mistake in the box above, and we do not get to use it and then correct it in small type at the bottom of a page. So this site does not use it. What Epique provides is a no-cost primary care and prescription benefit with telehealth, urgent care and mental health access. That is a longer sentence and a more accurate one, and the accuracy is the entire point.

Judged as what it actually is, it is good. Routine care and prescriptions are where most healthy households spend their healthcare money in a normal year, and having that at no cost is worth real money against your current spending. Judged as a replacement for a health plan, it is dangerous. The gap between those two readings is one word in a recruiting deck.

Mostly yes, and you cannot check it yourself

Are these benefits available in every market?

In the large majority of them, yes. Professional photography, sign installation, billboards, car washes, roadside assistance and several family support services are participating markets only, and the gaps are concentrated in rural areas. For most agents this is a box to tick rather than a problem.

So the odds are with you. The reason it still gets a section is that you cannot confirm you are on the right side of those odds without asking someone.

The list of participating markets is not published. It exists, it is current, and it is shown during recruiting calls. It is not on a website you can read at eleven at night while deciding whether to change brokerages.

Which means the one document that tells you whether the benefits you are being shown reach your market is available only from the person showing them to you. This site is built on the premise that every claim it makes can be checked independently, and on this specific point it cannot. That is worth saying even though the underlying answer is usually good news, because a reader in a rural market is exactly the reader least served by an assurance that most markets are fine.

So do this instead

Ask for the current participating markets list for your specific market, in writing, with a date on it. Not a screenshare. A document you keep.

Any recruiter, here or anywhere, should be able to produce that in a few minutes, and for most markets the answer comes back covered. If you are in a rural market, or if a market-dependent benefit is doing real work in your decision, get it confirmed in writing before you move your license. An agent who joined counting on photography and discovered their market was not covered has a legitimate grievance, and it does happen, just not often.

The conservative approach either way is to build your comparison entirely from the tier one list above, all of which applies everywhere, and treat anything market-dependent as upside you will confirm later. That is what we would tell a friend to do.

A number we will not use

Do agents really save $90,000 a year?

We do not know, and neither does anyone quoting it. That figure appears in Epique marketing material with no published methodology, so this page will not use it.

Why we are refusing our own company's number

A savings figure with no stated method is not a fact, it is a headline. We cannot tell you what production it assumes, what services it counts, what it values them at, or which market it describes. Neither can the person quoting it to you.

It would be very easy to put $90,000 at the top of this page. It is the kind of number that gets a page shared. But this site's only real asset is that its claims survive being checked, and that one cannot be checked at all.

The same standard applies to the stock award on the splits and fees page, where we name the share count and refuse the dollar valuation. A rule that only bites when the number is unflattering is not a rule.

The honest replacement is smaller and duller and actually yours: add up what you spent last year on the five items in tier one. That is your number. It will not be $90,000, and it will be true.

The calculator does this arithmetic using figures you enter, and it will tell you to stay where you are when your own numbers say so.

Everything else, sorted

The rest of the list, honestly

All of these are real. Almost none of them should change where you hang your license, and a page that pretended otherwise would be the exact thing this one is arguing against.

Epique Edge and CliqueOffers

These two are client-facing rather than agent perks, and they are among the more genuinely useful things on the list. Edge covers up to $50,000 of pre-listing preparation with no out-of-pocket cost to you or your seller, repaid at closing. CliqueOffers covers cash offers, equity unlock and bridge financing. Both let you walk into a listing appointment able to offer something most competing agents cannot, which is how listings get won.

They are financial products, so learn how each one works before you present it. Know the terms, know the timeline, and be able to answer a seller's questions without going away to check. An agent who can explain the program clearly wins the listing. An agent who cannot is not ready to pitch it yet.

The 401(k), with its condition attached

It is a solo 401(k) for independent contractors and Epique covers the administration fees, which is a real if modest benefit since those fees are money you would otherwise pay out of the account.

There is also a 3 percent match, and it goes to area leaders, brokers and luxury agents rather than to every agent. If you do not hold one of those roles you get the account with the fees covered and no match.

That pattern is worth noticing because it recurs. Stacked revenue share streams and Power Award work the same way: the better version of the benefit attaches to a role, and a new agent holds none of them on arrival. None of that is hidden and none of it is unusual. It just means that when someone describes the fuller version of a benefit to you, the useful question is which version applies to you on day one.

Company stock

Epique is a private company. The shares are not traded, cannot be sold at will, and depend for their value on a liquidity event that is not guaranteed. This site names share counts and refuses dollar valuations, for the reasons set out on the splits and fees page. Treat stock as possible upside with no present value.

Honest scope

Who gets the least out of this list?

  • Agents whose brokerage already covers the operating stack. If your broker pays for your transaction coordination, E&O, CRM and website today, tier one is worth close to nothing to you, and tier one is the entire financial case.
  • Agents who already have good healthcare through a spouse or a plan they like. The routine care benefit is worth real money against out-of-pocket spending. Against coverage you already hold and are keeping, it is worth considerably less.
  • Agents in rural markets. This is where the coverage gaps are. Most markets carry the full list, but if yours is rural then several of the most quoted items may not reach you, and you should confirm that before you decide rather than after.
  • Low-volume agents who run lean. Most of tier one scales with transaction count. Free transaction coordination on three deals is worth a fraction of what it is worth on thirty, while the fixed monthly fees do not shrink to match.
  • Anyone hoping the list adds up to a reason on its own. It does not. The benefits are a supporting argument for a decision that has to work on splits, caps and fees first.

My conflict of interest

I benefit if you affiliate with Epique. I am a Colorado Broker Associate affiliated with Epique Realty and I participate in the revenue share program, which means I earn a share of company revenue on transactions closed by agents I introduce. This page is published by Jing Marketing LLC, which I operate. It is not an Epique corporate page and Epique did not review it.

A benefits page written by someone with my incentives has an obvious failure mode, which is to reproduce the hundred-item list and let the length do the arguing. This one refuses our own $90,000 figure, tells you not to cancel your health insurance, and admits that the participating markets list is not something you can check without talking to someone like me. Verify all of it against Epique's current documents and against your own last twelve months of spending.

Common questions

Quick answers

Is the healthcare actually free?

Primary care and more than 1,000 prescriptions are genuinely at no cost, along with telehealth, urgent care and mental health access. Dental and vision run about $25 a month. It is not major medical, so it does not cover hospitalization, surgery or specialists, and you should keep your existing coverage.

Which benefits actually change my costs?

About five: transaction coordination, E&O, the Lofty CRM with IDX site and domain, routine primary care and prescriptions, and leads with no referral fee. Add up what you spent on those four categories last year and that total is the real benefit. Everything else is either situational or pleasant.

Are all the benefits available everywhere?

In the large majority of markets, yes. Photography, sign installation, billboards, car washes, roadside assistance and several family services are participating markets only, and the gaps sit mainly in rural areas. The list of active markets is not published publicly, it is shown on recruiting calls, so ask for your market's list in writing with a date on it, particularly if you are rural.

Is there a 401(k) match?

There is a solo 401(k) and Epique covers the administration fees. A 3 percent match is available to area leaders, brokers and luxury agents rather than to all agents, so an agent who does not hold one of those roles gets the account with fees covered and no match.

Do agents save $90,000 a year?

We do not use that figure. It appears in Epique marketing material with no published methodology, which means nobody quoting it can tell you what it assumes. Total your own spending on the tier one items instead, because that number is smaller, duller and actually yours.

What is Epique Edge?

A program you can offer a seller to cover up to $50,000 of pre-listing preparation with no out-of-pocket cost to them, repaid at closing. It is a listing-winning tool rather than an agent perk. Learn how it works before you present it, so you can answer a seller's questions without going away to check.

When does the gym membership benefit start?

It is announced for 2027, along with RevShare+. Neither is live today and neither should factor into a decision you are making this month.
