Is Epique Realty legit?

Short answer: yes, and you can confirm it in four minutes. Epique Realty, Inc. is a licensed brokerage in all 50 states and Canada. But that is almost never what someone is actually asking.

What you are usually asking is one of three things. Is the revenue share a pyramid scheme wearing a blazer. Are the benefits real or is that a marketing number. And will this company still exist in three years.

I am not a neutral party, and I say so plainly further down. What I can do is answer those three honestly, including where the answer is unflattering, then show you how to check the whole thing yourself without taking my word for any of it.

The real question

Is the revenue share an MLM?

No, based on where the money comes from. Revenue share pays a percentage of company revenue earned on real estate transactions closed by agents you introduced. There is no fee to participate, nothing to buy, no inventory, and no requirement to recruit anyone. Every dollar originates from a closed property sale.

That is the honest structural answer and it is the one that matters legally. A multi-level marketing scheme generates returns from participants buying in. This generates returns from houses changing hands. Those are different machines even when the org chart looks similar.

Here is the part recruiters leave out.

The recruiting emphasis in these models produces social dynamics that feel like an MLM even though the economics are not one. Agents get pitched constantly. Some of the Facebook groups are insufferable. And a meaningful number of people join a revenue share brokerage intending to build an organization instead of selling real estate, then discover that recruiting agents who do not close deals produces exactly zero income, because your share is a percentage of revenue that has to exist first.

So the useful reframing is this. If the split, cap and included services do not work on their own, revenue share will not rescue the decision. It is a reason to stay somewhere, not a reason to go somewhere. Anyone selling it to you as the headline is selling you the wrong thing.

A fair test

Cover the revenue share section of any brokerage pitch with your hand. If the rest of the offer does not beat what you have today on transactional math alone, walk. That test disqualifies a lot of offers, including badly delivered versions of this one.

Why our calculator excludes it

The numbers page deliberately leaves revenue share, stock awards and taxes out of every figure. If the move only works with a downline attached, it does not work.

01 Disclosure

Financials are not public

Epique is private. No audited revenue, no balance sheet, no filings. Rapid growth is not evidence of financial health, and the industry has watched fast-growing brokerages struggle. A publicly traded competitor gives you disclosure Epique cannot.

02 Equity

Stock may be worth nothing

Private equity is illiquid. You cannot sell it, and its value depends on an acquisition or offering that may never happen. Anyone presenting stock awards as part of your effective income is doing math you should not accept.

03 Signal

The benefit list is a distraction

More than 100 benefits sounds impressive and mostly is not decision relevant. Free car washes will not change your year. Four or five touch real recurring costs, and a long list makes those harder to find, which is arguably the point of a long list.

04 Expectations

Market dependent benefits create gaps

Photography, sign installation and billboards are participating markets only. An agent who joins counting on them and finds their market is not covered has a legitimate grievance, and it happens.

05 Structure

Cloud means no office

A feature for some people and a genuine problem for others. If you learn by proximity to other agents, you will feel the absence.

06 Culture

Recruiting culture is real

You will be asked to attract agents. If that is unappealing to you, better to know now than after you have moved your license.

Who should not join

  • Agents who need a physical office, daily floor time, or walk-in traffic.
  • Agents who already negotiated a cap under $10,000 somewhere with leverage.
  • Agents whose current brokerage already pays for transaction coordination, photography, CRM and E&O. Most of the advantage evaporates.
  • Agents who want a brokerage-supplied inside sales team feeding them appointments.
  • Anyone joining primarily to build a downline rather than to close transactions.
  • Agents who need public financial disclosure from their brokerage to be comfortable.

How to verify any brokerage

This works for Epique and it works for whoever else is courting you. Do it for both.

Pull the licenseEvery state commission runs a free public lookup. Confirm the brokerage is licensed in your state and check for disciplinary history while you are in there.
Verify awards at the sourceDo not trust a logo on a website. Go to the publisher or ranking organization and confirm the listing and the year.
Read the agreement, not the summaryAsk for the actual independent contractor agreement. Look at what happens to pending transactions if you leave, post-termination commission treatment, and whether fees can change without notice.
Get plan documents for anything you are counting onEspecially healthcare. A benefits page is marketing. The plan document tells you what is covered and what is excluded.
Talk to agents you found yourselfNot ones a recruiter introduces you to. Search your MLS for the brokerage name, find three agents, cold call them. Ask what they wish they had known.
Ask what happens to your listingsListing agreements belong to the brokerage, not to you. Get the release policy in writing before you give notice anywhere.

Is Epique Realty a pyramid scheme?

No. Pyramid schemes pay out from participant buy-ins. Revenue share pays out from commissions on closed property sales, with no fee to participate and no recruiting requirement. The social dynamics can resemble one. The economics do not.

Is the healthcare actually free?

Primary care and more than 1,000 prescriptions are genuinely at no cost, along with telehealth, urgent care and mental health access. Dental and vision run about $25 a month. It is not major medical, so keep your hospitalization coverage.

What happens to my pending deals if I switch?

They generally stay with the brokerage you are leaving unless it releases them, because the agreements are between the seller and the brokerage. Most will negotiate. Get it in writing before you give notice.

How long does joining take?

Applications are usually approved within 24 to 48 hours, with about a week to full onboarding. The real timeline is driven by your state license transfer and your MLS and association records.

Is Epique in my state?

All 50 states and Canada, with Mexico and Australia opening. Your local MLS or Realtor board may not be open yet, and it takes two or three agents or listings to open one.
